A Little Advice Can Make All the Difference


Perhaps you dream of owning your own home, but you’re not sure where to start
. Maybe you’ve heard the stories about high foreclosure rates, and you want to make sure you're really prepared before you take the first step.

Many people never pursue their dream of owning their own home, because of financial reasons. Are you one of those people? Do you think too much debt, past credit problems, or a low income put homeownership out of your reach?

Let INHP put you on the road to homeownership. Through our advising process, you'll gain valuable skills to help you with your present and future homeownership plans. Our staff will work with you for up to 24 months,  providing the guidance and education you need to:

 

  Manage your money
 

  Negotiate collection balances

 •

  Dispute derogatory credit information

 •

  Increase your credit score

 •

  Reduce debt

 •

  Save for your down payment

Here's how it works:

We will need some information from you to help determine where you are financially so we know what the next steps can be on your road to homeownership. 

Register and create an INHP account online
You will need to register and create an INHP account online. During the registration process you will fill out a few forms to give us the details we need to go forward. 

Request received and credit report pulled 
Once you've registered and filled in your information, we will receive your request, pull your credit report and then contact you to set up an initial appointment. For that appointment, we will ask you to bring some additional documentation.

Additional Documentation could include:
  -- Tax returns and W-2 forms from the past two years.
  -- Recent pay stubs
  -- A list of outstanding debt and monthly commitments, including household bills and childcare expenses
  -- Last two bank statements
  -- Most recent 401(k) and other financial statements
 
Meet with Client Relations Representative
You will first meet with a Client Relations Representative who will review your credit report and other documents with you. They will assess approximately what you will need to accomplish in the 24-month program at INHP to reach your goal of homeownership. 

Determine if this program is right for you 
Reaching this goal, is up to you. We are here to guide and help direct you to stay on the path of homeownership. The ultimate decision is up to you. With the information we provide you in the initial meeting, you need to determine if this is a goal you can commit to and be accountable to do what it takes. 

Get paired with a Homeownership Advisor 
If you agree that the INHP homeownership preparation program is right for you, you will be paired with a counselor who will help you develop a work plan and meet with you regularly to help keep you on track towards your goal. We do not do the work for you; it's up to you. 

Take Money Management class
You will need to enroll in our Money Management class. The Client Relations Representative will assist you with this. This is the first class to help you understand your credit report, the importance of budgeting and how to better manage your money. 

Meet regularly with Your Advisor
You will continue to meet with your Advisor monthly. These meetings allow you to provide updates on reaching your goal, revisit the work plan, make modifications if necessary and dispute items on your credit report if needed. These meetings can often take place in person or over the phone.

Shop for a home loan
Once you've overcome your financial barriers, your Advisor will connect you with an INHP Loan Officer who will review different loan products that best fit your situation. They will provide options for you, including loan products from our lender partners.

Take Home Buyer Education
To fully prepare for the big step of homeownership, you will complete the INHP Home Buyer Education course. This course is designed to provide a basic understanding of what to expect during the home-buying process.
