Indianapolis Neighborhood Housing Partnership (INHP) partners with several local lending institutions, community development corporations, philanthropic organizations, government agencies, and individual home buyers.
Of course, the families who come to us are our most important partners. Without their dedication and commitment, our mission cannot be realized.
Community Development Corporations
INHP supports the community development industry in general and targeted Community Development Corporations (CDCs). INHP is pleased to partner with the CDCs, who use their capacity to develop housing, engage in commercial economic development that enhances housing, and engage in collaborations that expand housing opportunities.
The CDCs are committed to INHP's mission to increase safe, decent, affordable housing opportunities that foster healthy, viable neighborhoods.
Neighborhood Stabilization Program
Through the Neighborhood Stabilization Program (NSP), several CDCs received funding to renovate and improve homes within their CDC areas to then sell the homes to qualified buyers. The properties have been identified and will be available for purchase throughout 2011. To support this program further, INHP has created an incentive for people who buy these properties.
Buyer Incentive Program for NSP Properties
INHP has created a zero interest, deferred loan available to buyers who are purchasing an NSP (Neighborhood Stabilization Program) home from participating Community Development Corporations (CDCs). This loan can be in conjunction with an INHP first mortgage (see below) or with a first mortgage from an INHP lender partner.
Details:
- Maximum loan amount is $4000
- Zero interest rate deferred loan
- Loan is forgiven at 20% a year and to be payable upon sale, transfer or refinance of property within the first five years
- Must be used for home exterior modifications/improvements such as landscaping, security system, fencing, garage, driveway.
- Participating CDCs: I-AD, Englewood, Mapleton Fall Creek, SEND, Near North
