FINANCING OPTIONS

ACQUISITION

INHP provides financing to nonprofit borrowers to acquire, aggregate and hold sites to allow time for optimal strategic development.

FEATURED PROPERTY – ARTIST COLONY IN GARFIELD PARK

INHP provided Big Car Collaborative several loan products to produce homes for the Artist and Public Life Residency program, which provides affordable housing to local artists.

CONSTRUCTION

INHP offers loans for constructing or rehabbing safe, decent and affordable single- and multi-family housing. In some instances, multi-family construction loans may convert to permanent debt.

FEATURED PROPERTY – UNION AT 16TH

INHP provided funding for the development of a 4% Low Income Housing Tax Credit development at the corner of 16th Street and North White River Pkwy Drive. This affordable housing development consists of 159 units with a mix of one-, two- and three-bedroom apartments.

WORKING/BRIDGE CAPITAL

INHP provides bridge loans to entities with City-awarded grants associated with the production of affordable housing.

FEATURED PROPERTY – 91 PLACE

91 Place provides transitional housing and programs for youth facing homelessness. A revolving line of credit from INHP is making it possible to sustain their role as a unique provider for an often-overlooked and underserved community within Indianapolis. 91 Place recently opened its newest transitional home for teens in September 2023.
