This unique loan is purposely built to increase homeownership opportunities for minority borrowers or borrowers who want to live in a majority minority census tract.

GENERAL LENDING GUIDELINES

  • Borrowers must self-identify their ethnicity and/or race as a minority, or the property must be located in a majority minority census tract

  • Home must be primary residence
  • 15- to 30-year terms
  • 100% financing
  • Borrower must contribute at least $500 of their own funds toward the home purchase
  • No PMI
  • Minimum credit score of 580

Other eligibility requirements apply, including successful completion of INHP's Homebuyer Education and a positive 12-month rental payment history.

How is Minority defined?

Individuals who identify their ethnicity and/or race as one or more of the following are eligible:

  • Ethnicity as "Hispanic or Latino"
  • Race as "American Indian or Alaska Native"
  • Race as "Asian"
  • Race as "Native Hawaiian or Other Pacific Islander"
  • Race as "Black or African American"

Individuals that identify as "White" as well as one of the ethnic or racial groups are also eligible.
